Andover MA Housing Market Update for Q1 2026

The Andover single family real estate market remained active in Q1 2026, with homes continuing to move quickly and median pricing rising from the same period last year. While the number of closed sales was lower year over year, buyer demand still looked healthy. As of April 9, 2026, Andover had 32 homes active plus 1 coming soon and 28 contingent and under agreement.

What the numbers say

In Q1 2026, Andover recorded 24 single family sales, down from 38 sales in Q1 2025. Even with fewer closed transactions, the median time to offer held steady at just 8 days in both periods. That is a strong sign that buyers are still acting quickly when the right home comes to market.

Pricing also increased. The median list price rose from $986K to $1,025k, and the median sale price increased from $1,035k to $1,085k. Homes also continued to have median sale price above list price. Median price per square foot climbed from $381 to $406, which supports the idea that values remained strong in early 2026.
