Topsfield MA Housing Market Update for Q1 2026

The Topsfield single family housing market started 2026 with fewer closed sales than the same quarter last year, but homes still moved quickly and price per square foot remained strong. Based on local MLS data, Topsfield had 5 single family sales in Q1 2026, compared with 10 sales in Q1 2025. As of April 9, 2026, there were 6 homes active and 6 under agreement.

What the numbers say

Compared with Q1 2025, the number of closed sales in Topsfield dropped from 10 to 5. Even so, the median time to offer improved from 16 days to 14 days, which suggests that well positioned homes are still attracting attention quickly.

Pricing tells a more mixed story. The median list price increased from $1.127M to $1.175M, while the median sale price moved from $1.151M to $1.145M. Last year, median homes sales were above asking. This year, the median sale price came in slightly below list price.
