Andover Housing Market: August 2026

The Andover, MA housing market saw the median sale price and transactions both declined from their early-summer highs but other housing metric show a continued competitive housing market in August 2026.

The median single-family home sold for $1.13 million, while homes received an offer in a median of just 9 days. At the same time, current inventory is spending considerably longer on the market, suggesting buyers are becoming more selective as Andover heads into the fall.

August 2026 Andover Housing Market Snapshot

The biggest takeaway from August is that buyer demand remains strong for homes that successfully attract the market.

The median price-to-list ratio was 105%, and homes received an offer in a median of only 9 days. Median days on market for homes that closed in August was 23.5 days.

Those figures continue to favor sellers, particularly for homes that are well positioned when they first reach the market.

However, current inventory tells a somewhat different story. As of September 10, Andover had 55 homes for sale, and those active listings had a median of 51 days on market.

That gap is important. Homes that connect with buyers can still move quickly, while other listings are remaining available much longer.

Andover Housing Market Trends: June to August

The median Andover sale price declined from $1.30 million in June to $1.20 million in July and $1.13 million in August, a 13% decrease from June.

That does not necessarily mean Andover home values declined 13%.

One reason is the change in sales volume and the mix of properties that closed. Andover recorded 36 sales in June and 41 in July, but only 20 closed sales in August. With roughly half as many transactions as July, the particular homes sold during the month can have a much larger effect on the median.

Price per square foot provides another perspective. It increased from $396 in June to $423 in August, about 7% higher despite the lower median sale price.

Taken together, August looks less like a broad decline in Andover home values and more like a month with fewer, and potentially different, homes closing than earlier in the summer.

What the August Market Means for Andover Sellers

Andover continues to offer favorable conditions for sellers, but pricing and positioning matter increasingly as buyers become more selective.

A 105% median price-to-list ratio, 9-day median time to offer and approximately 2.1 months of housing supply all point to continued buyer competition.

The more notable change is what is happening with homes that have not sold. Current listings had a median of 51 days on market as of September 10, substantially longer than the homes successfully closing.

Sellers should not assume limited inventory alone will overcome an aggressive asking price. Homes that enter the market positioned correctly can still generate fast interest, while listings that miss the market early may face a much different experience.

What the August Market Means for Andover Buyers

Andover buyers have more inventory to consider heading into fall, but the best new listings can still move quickly.

A median of only 9 days to receive an offer means buyers should be prepared to evaluate desirable new listings soon after they come to market.

At the same time, older inventory may create opportunities that do not exist during a property’s first week. A home that has already spent several weeks on the market may have a very different negotiating environment than a well-priced new listing attracting immediate attention.

For buyers, that makes it increasingly important to evaluate each property individually rather than treating the entire Andover market the same way.

Looking Ahead at the Andover Housing Market

As of September 10, Andover had 55 active homes and approximately 2.1 months of housing supply.

Inventory remains relatively limited, but the combination of fewer August closings and longer market times among active listings makes the fall market worth watching. September should begin to show whether August’s lower transaction volume was primarily seasonal or part of a broader slowdown in activity.
