Boxford MA Housing Market Update: Q1 2026

Boxford MA Housing Market Update for Q1 2026

The Boxford MA single family housing market showed an interesting mix of faster activity and softer pricing in Q1 2026. Closed sales were lower than the same quarter last year, but homes moved more quickly. As of April 9, 2026, Boxford had 8 homes active and 9 contingent and under agreement.

What the numbers say

Boxford had 10 single family sales in Q1 2026, compared with 14 sales in Q1 2025. At the same time, the median days to offer improved significantly, dropping from 21.5 days to 10 days. That is a meaningful shift and suggests buyers were making decisions faster this year than they did a year ago.

Pricing, however, moved down. The median list price declined from $1.282M to $1.224M, while the median sale price moved from $1.255M to $1.200M. Homes also sold below asking on median in both periods. Price per square foot slipped from $370 to $359, which points to somewhat softer pricing overall.

What it means for buyers in Boxford

For buyers, Boxford may offer a better balance of opportunity and competition than some nearby towns. Homes are moving faster than they did last year, so buyers still need to be ready. But because median sale prices are coming in below median list prices, there may be more room for negotiation when a property is overpriced or sits longer.

What it means for sellers in Boxford

For sellers, the market still has active buyers, but pricing discipline matters. The right home can move quickly, but buyers do not appear to be stretching just to win. This is a market where overpricing can work against you. A thoughtful pricing strategy, strong marketing, and good representation are likely to matter more than previously.
