The Merrimack Valley Market by the Numbers (June 2026)
Merrimack Valley Home Sales Surged in June
There were 238 single-family home sales in June, up significantly from 164 transactions in May and 132 in April.
This rise in transactions is indicative of the summer market and similar to the 229 sales in June 2025. It is important to note that this rise in activity also occurs despite continued affordability pressures from mortgage rates and elevated home prices which theoretically should be a drag on transactions.
The increase does not mean every property will sell immediately. Condition, location, pricing, and marketing still play a major role. However, the regional numbers show that buyers remain active when appealing homes become available.
Median Home Prices Remained Above April Levels
The median Merrimack Valley single-family sales price was $788,000 in June for all 16 towns and individual towns median sale price ranged from $545,000 to $1,387,500 in Lawrence and West Newbury respectively.
June was below May’s median of $863,000 but still 8.7% higher than April’s $725,000 median. Monthly median prices can shift based on the types and locations of homes sold, so May’s increase and June’s decline should not automatically be interpreted as a sudden change in individual property values but is a trend worth monitoring.
Price per square foot followed a similar pattern:
- April: $351 per square foot
- May: $383 per square foot
- June: $374 per square foot
June’s median price per square foot was approximately 6.6% above April, reinforcing that values remained elevated even after moving below May’s peak.
Homes Continued to Sell Quickly and Above Asking
The median Merrimack Valley home received an accepted offer after just 7 days in June. The median total time on market was 20 days. This fast offer activity is a clear indicator that sellers still hold an advantage.
The median sale-to-list ratio was 102.3%, showing that homes typically sold approximately 2.3% above its asking price. That was below May’s 106.2% ratio and also below April’s 103.7% level. Despite the reduction, homes sold above list price overall.
At the town level, only 1 of the 16 towns did not have a list to sale price above 100%. Salisbury, MA has a 97.9% sale to list ratio which resulted from homes selling 2.1% below list price in June.

Inventory conditions also differed by community. Newburyport had 3.9 months of supply, while Lawrence had just 0.6 months or 2.5 weeks of supply. While supply is gradually increasing and higher supply level typically provides buyers with more negotiating room, supply is still very limited overall and the current low levels of supply indicate that it remains a sellers market.

Key Takeaways for Merrimack Valley Buyers and Sellers
June combined higher sales volume with slightly less aggressive bidding than April and May. That does not indicate a buyer’s market: homes still reached accepted offers in a median of seven days and sold above asking overall. It does suggest that buyers may be showing greater price sensitivity, while well-positioned homes continue to attract strong competition.
For sellers, June’s numbers remain encouraging. Homes are selling quickly, and the regional median is still above asking. The best results generally come from preparing the property carefully and setting a price that generates immediate buyer interest.
