Boxford, Middleton & Topsfield Housing Market: September 2026

The September 2026 single family housing update across Boxford, Middleton, and Topsfield, MA continued to show signs of slowing sales activity and moderating prices. However, a closer look at individual towns reveals substantially different market conditions. While the combined Tri-Town market recorded fewer transactions and a lower median sale price, Topsfield continued to demonstrate strong competition among completed sales. Boxford experienced slower sales activity, while Middleton saw a considerable increase in the time required to secure offers.

September 2026 Tri-Town Housing Market Snapshot

Across Boxford, Middleton, and Topsfield, 17 single-family homes closed in September, with a combined median sale price of $1.05 million and median price per square foot of $381. Homes received an offer in a median of 8 days and spent 24 days on market. The median sale-to-list ratio was 102%, indicating continued competition among successful transactions.

As of October 12, the three towns had 37 active homes for sale, representing approximately 2.1 months of housing supply. Although inventory remains limited, the decline in completed transactions suggests that overall market activity has moderated from earlier in the summer.

Tri-Town Housing Market Trends: July Through September

Closed sales declined for three consecutive months, from 31 in June to 28 in July, 22 in August, and just 17 in September. Median sale prices followed a similar direction, declining from $1.19 million in July to $1.14 million in August and $1.05 million in September. Price per square foot provides a more nuanced picture. September’s $381 was below August’s $409 but remained above July’s $354. This is likely due to the relatively few monthly transactions and how mix can influence the numbers.

Different Trends Across Boxford, Middleton, and Topsfield

Boxford recorded just 4 sales in September, down from 8 in August. Median days to offer increased from 11.5 to 21.5 days, while the sale-to-list ratio declined from 102% to 98.9%. These figures are better for buyers than sellers, although four transactions represent a small sample.

Middleton recorded 6 sales, compared with 7 in August. Median days to offer increased sharply from 9 to 46 days, while the sale-to-list ratio declined to 94.3%. Although median sale price rose to $1.05 million, the median size of homes sold also increased considerably, from 1,645 sq ft in August to 2,657 sq ft in September. This 62% increase helps explain why the price per square foot actually declined from $462 to $412, suggesting the higher headline price was influenced by larger homes closing.

Topsfield remained comparatively competitive among September’s completed sales. Its 7 transactions matched August, with homes receiving offers in a median of 8 days. The median sale-to-list ratio was 117.8%. Despite the strong median sale-to-list ratio, the median sale price and price per square foot both declined from August.

What September Means for Tri-Town Home Buyers

Buyers should approach the three communities differently rather than relying exclusively on combined regional figures.

In Middleton, longer marketing times and a 94.3% sale-to-list ratio suggest greater opportunities to negotiate, particularly on properties that have remained available for extended periods.

Boxford’s reduced transaction activity and longer offer timelines may also give buyers additional time to evaluate homes.

Topsfield presents a different situation. Strong sale-to-list performance among September closings indicates that competition remains significant for certain properties, even though some active listings have been on the market considerably longer.

What September Means for Tri-Town Home Sellers

September reinforces the importance of understanding local conditions before establishing a listing strategy. Middleton and Boxford sellers face evidence of longer marketing periods and greater buyer negotiating leverage.

While Topsfield’s strong sale-to-list ratio is positive for sellers, it only tells part of the story. As of October 12, the active listings in Topsfield had a median of 99 days on market, highlighting the difference between homes that successfully sold and properties still available for sale. Across all three towns, a strategic home sale approach is important for attracting qualified buyers.

Looking Ahead at the Tri-Town Housing Market

If transactions continue declining while inventory grows, buyers may gain additional negotiating flexibility. However, the limited supply and strong competition demonstrated by some completed sales suggest the area has not shifted uniformly toward buyers. The coming months will help establish whether slower activity reflects typical fall seasonality or a more sustained change in demand.
