Tri-Town MA Real Estate Market Trends: May Housing Market Update
One region, three very different market stories
The Tri-Town market remained seller-leaning overall
Across Boxford, Middleton, and Topsfield, the overall Tri-Town market continued to lean in favor of sellers in May with a median of 7 days to offer (DTO) and 24 days on market (DOM). Homes are moving at a relatively quick pace even with a 62% increase in transitions from April, total 21 sales in May. The buyer demand remained present and median sales prices dropped 4% to $1,250,000.
However, the deeper story is more nuanced. Looking at the individual town snapshots, each community showed a different pattern.
Boxford showed strong momentum

Boxford stood out as one of the stronger performers in the Tri-Town area. Buyer activity improved with 9 transactions in May and homes moved quickly with 7 DTO and 21 DOM. Median Sales Price increased to $1,250,000 from the previous month to levels seen in Q1 2025.
For sellers, this points to a market with solid demand and renewed energy. For buyers, it means that attractive homes in Boxford still required quick action and a clear strategy.
Topsfield showed a softer market

Topsfield had the most noticeable signs of a slower market among the three towns. Homes took longer to move with 39 DTO and DOM. Median sales price dropped 16% to $890,000, softening compared with Topsfield’s April 2026 numbers. However, with only 5 transactions in May, the variability may simply be a result of the low transactions.
These trends do not mean there was less buying interest in Topsfield in May, but it does suggest that sellers in Topsfield needed to be more precise with pricing and expectations. Presentation, condition, and competitive positioning likely mattered more here than in the stronger-moving nearby towns.
Middleton remained active, despite price movement

Middleton saw more buyer activity in May, with a 250% increase in transactions, totaling 7 exchanges in May. Despite the increase, homes still moved at a reasonable pace. Despite pricing softened, down 19% compared with April, the May Median Sales Price of $1,274,000 was above the Q1 median sale price for Middleton in Q1 2026.
Due to the price volatility from a small number of transactions, the rise in activity is a better indicator of the Middleton market and suggests that buyers are actively engaged.
This kind of market often rewards sellers who price carefully and understand where demand is strongest.
Why a town specific strategy matters for the Masconomet School District
May 2026 shows that the Tri-Town area should not be treated as one single market even though they have a shared school system. Boxford, Middleton, and Topsfield each moved differently, and the right strategy depends heavily on the specific town, price range, and property type.
For sellers, that means relying on hyperlocal data rather than broad assumptions. For buyers, it means opportunities may look very different from one town to the next.
