Tri-Town MA Area Housing Market Update: June 2026

Tri-Town June Housing Market: Boxford, Middleton, and Topsfield See a Massive Summer Surge

One region, a major burst of summer activity.

Across Boxford, Middleton, and Topsfield, the overall Tri-Town market continued to lean heavily in favor of sellers in June. The defining metric for early summer isn’t just speed—it’s volume. The region saw a massive 231% increase in transactions since April, culminating in 30 total closed sales in June.

While aggregate median sales prices landed at $1,130,000 due to a wider mix of inventory hitting the market, buyer demand remains fierce. Properties across the region are accepting offers in a median of just 8 days and spending only 22 total days on market (DOM).

The Tri-Town Area data has coalesced more since May. However, there is still distinct localized trends in each town.

Boxford Held Steady at the Top

Boxford stands out as the price leader in the Tri-Town area for June. Buyer activity remained consistent with 7 completed transactions, and properties commanded premium dollar with a median sales price of $1,280,000—representing a steady 10% upward climb over the past 2 months.

With a median of 9 days to offer and 23 days on market, the data shows that attractive single-family homes in Boxford still require quick action and a highly prepared strategy from buyers.

Topsfield Makes a Major Summer Comeback

After showing signs of a softer, slower market in May, Topsfield roared back to life in June. Transactions skyrocketed to 14 closed sales (a massive 280% jump from April).

More importantly, the median sales price surged up to $1,130,000, while the median days to offer plummeted to a swift 8 days. The brief spring slowdown is officially over, proving that buyers were simply waiting for the right summer inventory to hit the Topsfield market.

Middleton Volume Climbs as Buyers Stay Engaged

Middleton saw its buyer activity peak for the quarter, marking a steady monthly climb to 9 completed transactions in June.

While the median sales price adjusted slightly to $1,200,000, homes are moving at the fastest pace in the entire Tri-Town area, taking a median of just 7 days to accept an offer. This rapid turnover shows that active buyer engagement is incredibly high, rewarding Middleton sellers who price accurately for the summer rush.

Why a Town-Specific Strategy Matters for the Masconomet School District

June’s data reinforces why the Tri-Town area shouldn’t be treated as one single blanket market, even though families are drawn here for the shared, top-tier Masconomet school system. While all three communities are moving fast right now, price points and inventory levels vary wildly across Boxford, Middleton and Topsfield.

For sellers, maximizing your return means relying on hyper-local neighborhood comps rather than broad regional assumptions. For buyers, the influx of summer listings means you finally have options—but you must be ready to move when the right home appears.
